Bolo, I am the flipper that had Granicrete installed on my 2 Flip episodes here in Los Angeles. I have it installed in all my flips. When your episode started, and you said the estimate to repair it, I thought you were joking. I wish labor and materials were that low here in California. The person who bought it from you must have had cash, because the banks surely wont lend on a house in that condition. Good for you that you were still able to make some $ and walk away from that mess.
I am a distributor here in Atlanta for Granicrete so the costs were very good for me thru and thru. I have a disease called high quality for cheapITIS so I make sure I watch every single penny I am spending. I dont take one single cent for granted. When you do that its one dime, penny or nickel you are losing out of your pocket. Funny thing on every rehab I do I literally always have neighborhood people in the area who come up looking for day labor work so it really helps me on demo and consistent cleanup costs. I always look for deals on materials so it works good for me. Thanks for the encouragement big David. People like Nine09 never know the hard work and heaven we go thru to buy, renovate and move these properties. I just thought it to be wise to move the thing & still make some money and move on. Even if I would have hung on longer to finish the profit would not have been that significant so I gave that puppy the salute to someone who wants to handle those historical projects. Bolo, I am fortunate to keep flippin' through out the year. Just sold one for full price, and about one month into remodeling another one. The banks are trying to get these nasty fixers off their books ASAP. Example: Last one I bought, sold in June '06 for $680k. I bought it last month for $215k with a projeted sales price of $459k. Crazy times now, but well worth the risk.
Hey UCGrad I see you are a great analytical person. Also, I am noticing a consistency between you and NINE09....you set up your username on the same day, you only have BOLO posts and your sentence structure is very similiar. LOL. Looks like you and NINE09 are the same person. LOL! Sounds like you are a bolo hater or maybe a private bolo fan since you went to great lengths to create a new name to take cheap shots at me. Hey Bolo, We saw you show when it re-aired in October. By the following Saturday, my husband was a certified installer of Granicrete. We currently have 3 jobs on the schedule for Granicrete. Love it!
My husband is a carpenter and contractor and has been in the remodeling business for many, many years. As to the ucgrad Nine09 poster, sounds like they are grasping at straws and just plain hating.
"Messy eyesore" describes every single remodeling job site I have ever been on! If it ain't messy, it ain't work!
"Work done out of order" - sure, if it were new construction. In remodeling and rehabing, you don't always know what will happen when you take off that siding or remove the flooring or wallboard. You might find termites or rot!
I think the community should be glad that the historic home was rehabilitated. It was a complete disaster even before the tree hit it. Now it will be a home that brings the value of the whole neighborhood up, and it would never have been done if not for you. It would surely have been torn down, eventually.
