How do you keep a potential property from being sold while you do your homework on it?

Have you ever seen the realestae pros ? Richard Davis and his crew. They often start demolition day of settlment.But they are cash rich. If you are not cash rich. An owner of a proerty in need if major renovation will not sit on it while you do your home work. You need to have your network in place. Do a walk through with all your Subs, They can get you etamates while you do the walk through. Thas way you can ask for a 90 day settlement. That way all your cabinets are in storage awaiting installation. The big drag is materials. Your specail order cabinets. Some times 4-8 weeks is the best you can get. Have your estimates, pull your comps, make an offer, 90day settlement, stock pile the matierlas in the mean time, have your subs scheduled, STICK to it !! and house should no take more than 5 weeks to renovate. Also find out new homes in the area. If they are selling NEW for 350K 1 mile from your flipp, your final price better be under 300K. Good luck
