I believe the more we are the better because if someone invest an amount he/she can afford to loose he/she can be more rational (and less emotional) about it and make better decisions. $50k wouldn't get you far if you were serious about flipping. The 1st thing you need and want to do is protect yourself and any other potential partners by forming some form of Corp or LLC as well as having an attorney to review contracts. Going forward, buying a home will require at least a 5%-10% down payment, not to mention closing cost on the loan (which include title, escrow, apprisal, prorated taxes, prorated interest, and a few other small fees). Now that you own the house, you have a mortgage payment in 30 days time (and the prorated property taxes are being accumilated). Lets think real quick here and know that we'll need utilities on at the subject property (which will require a deposit) and if you don't have every tool needed to complete a flip you're going to be spending money there too.
