I have 20 years as a genral contractor. I have a complete network of specialized trades. Unlike Joe average trying to get work done. I make 1 phone call I have men there. Joe makes 25 calls and no one shows up. When I give my Plumber 200K of work every year I have leverage. Same goes with my HVAC guys and my electritian. They will give me better numbers than JOE can get no matter how many bids he gets. I put 10% on the perspective subs and do the rest of the work " in house ". So if you think your going to buy a flipp house, chase down subs, get quotes. By the time you have your ducks in a row, I have your house up for sale. Every 4 weeks is a note payment.
